A national register for short-term lets is coming into force in Ireland. The register opens 1 December 2026, with all operators required to register by 31 December 2026. Hosts who get ahead of it — registered, compliant and well-positioned — will have a clear advantage over those who don't.
Since October 2025, Airbnb charges hosts 15.5% commission — up from around 3% under the old split-fee model. Most hosts haven't recalculated what this means for their margins. Every booking is now more expensive than it looks.
The favourable FHL tax regime in the UK was abolished in April 2025. Margins are squeezed. Owners who haven't revisited their cost base and pricing strategy since the change are likely leaving money on the table — or losing it quietly.
